Annual fees include 24-hour staffed entrance, sewer fees, maintenance of common areas, open spaces and roadways, Waterway Park and the Beach Club. Annual fees: $712/yr (billed semi-annually: January/July)

Beaches and Boating
Property owners and guests have access to St. James by the Sea on Oak Island, less than 10 minutes from the main gate of St. James Plantation. Another 14 miles of easily accessible, uncrowded beaches are minutes from St. James. The Intracoastal Waterway, Cape Fear River and Atlantic Ocean offer a variety of boating opportunities.

Inshore - Tidal creeks and the Intracoastal Waterway offer excellent trout fishing, crabbing and shrimping. Clamming is also a favorite pastime.
Offshore - Private or charter boats land exceptional catches of Marlin, Dolphin, King and Spanish Mackrel, Wahoo, Red Drum and Bluefish.
